Price comes from the size of the building, what it is built of, and what is inside it. The lot matters too, since a tight site near the road works differently than an open acre. Hauling and disposal are part of it, because demolition debris has to go to a permitted facility. The estimate is free, and the price comes back in writing once we have seen the site.
How big or small a job do you take?
Both ends of it. A single slab out back is a job, and so is breaking out an old foundation. So is a whole house, and so is a commercial building. Small structures like a detached garage, a barn or a shed come down the same way a house does. The debris is hauled away either way.
What has to happen before a building can come down in Connecticut?
The demolition permit comes from the building official in the town where the building sits. First the town wants the utility disconnects confirmed and the abutting property owners notified by certified mail. State law lets a town impose a waiting period of up to 180 days before a demolition permit is granted. Many Fairfield County towns use one, and some have none. We tell you what your town will ask for and line the job up around it.
Does a teardown need an asbestos inspection?
Often, yes. Connecticut requires commercial, industrial, institutional and public buildings to be inspected by an asbestos consultant before demolition. The same goes for residential buildings with five or more units. A licensed asbestos inspector does that survey. A licensed abatement contractor takes out anything found before the building comes down. A demolition notification also goes to the state at least ten days ahead.
What happens to the debris?
It is hauled away. Demolition debris counts as bulky waste in Connecticut, so it goes to a permitted facility. Concrete, brick and asphalt pieces count as clean fill under the state rules, so those can often be recycled. Metal usually goes to a scrap yard. Stumps and clearing debris go to a permitted facility, since a stump is not clean fill.
Who handles the utility disconnects and the buried lines?
The utility companies cut the service and confirm it to the town. That confirmation is part of the demolition permit file. Before any digging, Call Before You Dig marks the public utility lines on the property. That call goes in at least two full working days ahead. Private lines the owner put in, like a feed to a barn or a shed, are not marked. Tell us where those run.
